The Mutual Portion
The Mutual portion of the coupon varies, depending on the Mutual. It covers all outside maintenance of the home, including painting, roofing, decking, landscaping, sidewalk and street repairs. The master property policy covers dwelling property insurance (not personal coverage) for all Mutuals, except Mutuals 58 and 61. Appliance replacement is covered under certain conditions. In co-op Mutuals, property taxes are included in the monthly fees. Exterior repairs and landscape maintenance are not covered for the 63 single-family homes.
The RWC Portion
All Rossmoor residents pay the same amount for the RWC portion of the coupon, which pays for the use and upkeep of all the facilities and amenities. This portion of the fee covers the clubhouses, Fitness Center, pools, indoor and outdoor sports facilities, bus services, security (including the front gate), newspaper, TV station, counseling services, recreation programs, common landscaping (including the parks), and more. Comcast cable and internet is included in this fee. Residents and their guests pay additional fees to play golf and to rent facilities for private use.
